Following the Grenfell Tower Tragedy, Lancaster West Neighbourhood Team was set up to be an innovative new, hyper-localised neighbourhood management model, providing 21st century model housing services that have residents at their heart. In partnership with Lancaster West Residents’ Association and other key stakeholders, Lancaster West Neighbourhood Team set out to rebuild the community through collaboration, co-designing the services, and refurbishment of the estate itself.

At 27.6ha, Golden Valley is cyber security specialty innovation district in west Cheltenham located near GCHQ. Valued at £1bn, the Golden Valley hosts over 550 homes, 1 million sq ft of workspace, and 11.75ha public green and open space with 35% of housing designated affordable. Enhanced public transport, public spaces, leisure facilities, cycle and walking routes stitch together new and existing communities.

Edgware Town Centre masterplan will deliver 3,365 new homes, nearly half of them affordable. Plans total £1.7bn investment to double commercial, retail and leisure space. 42,700sqm will be allocated for new shops, restaurants, cinema and leisure centre. Office and work spaces will total 4,600sqm. The plan includes 4.8ha of green and open space, with the new 1.9ha Deans Brook Nature Park.

With £51.6m of HIF funding, the Red Bank Masterplan covers over 15ha and will include up to 4,801 homes. It is a part of the £4bn Victoria North project. The project aims for half the area to be public open space, linked by a kilometre-long pedestrian/cycle loop. The loop will connect a 210-place primary school, health centre, housing, and 6,300sqm of commercial space.

A 7.6ha housing site has been designed to deliver 2,519 new homes, with at least 500 affordable homes. The community will gain 362sqm of free and open spaces, including new public parks, play areas and a restored canal basin, along with upgraded transport on Ladbroke Grove with an improved junction and new bus stops, as well as better links to the canalside path. The project has an estimated GDV of £3bn.

The masterplan for Oxford’s largest development project includes 87,300sqm employment space for c.4,000 jobs, 480 homes for c.1,500 people, a 180-bed hotel and 2,415sqm retail and community space. The 30ha, £700m innovation district is poised to contribute around £150m per year in gross value added (GVA) to the economy.

Earls Court’s 16ha site will include 4,000 new homes targeting 35% affordable alongside 240,000sqm of workspace and 12,000 new jobs. As for public realm, 60% of the site will be unbuilt, with plans including a network of Exhibition Gardens and open spaces. Three large new cultural and performance venues intend to provide an ecosystem for the future of creative talent.
