Campbell Park, Milton Keynes for Urban Splash, Glenbrook and Milton Keynes Development Partnership with Howells Architects

The £500 million project in Milton Keynes will deliver up to 1,850 homes across a 17-hectare site, offering a mix of family homes, affordable housing, later living options and self-build opportunities to create a diverse, inclusive community. A mixed-use local centre will provide 2,800 sq m of retail, leisure and service spaces. The development will generate over 400 jobs annually during construction, with an approximate total gross value added of £87 million, and include drainage features to prevent flooding.

Campbell Park North is a new development set in the heart of Milton Keynes, designed to breathe life into an underused area and create a sustainable, dynamic new neighbourhood. The development is being brought to life by Urban Splash in collaboration with Glenbrook and the Milton Keynes Development Partnership (MKDP), delivering up to 1,850 homes that range from family homes to affordable housing, including later living options and self-build opportunities, ensuring a diverse and inclusive community. The neighbourhood will also feature a range of much-needed amenities that will create jobs and facilities for local people. They include a new village centre that will offer essential services such as a health centre, dental clinic, and nursery, alongside retail spaces, restaurants, and cafes. The design of this new neighbourhood prioritises sustainability and inclusivity, with green spaces blending seamlessly with urban life. Well-planned pedestrian-friendly streets and public spaces will encourage social interaction, creating an environment where people can live, work, learn, and play. The development’s strategic location, within walking distance of Central Milton Keynes, ensures its connection to the wider area while offering residents easy access to shops, schools, and employment opportunities. Campbell Park North will integrate natural elements with modern urban living, enhancing the local environment while contributing positively to the city’s ongoing transformation. Please describe your approach to this future place and its mix of uses. How will it function as a vibrant place? How does it knit into, and serve the needs of, the wider area?

 

At the heart of this new neighbourhood will be a new local town centre with cafes, restaurants, shops, and flexible workspaces, alongside key services like a health centre, day nursery, and community hubs. These spaces will encourage social interaction and create opportunities for residents and visitors to connect. It will feature green spaces, tree-lined streets, and parkland settings, prioritising the wellbeing of both residents and the wider environment. The integration of green spaces will provide recreational areas for families, young professionals, and elderly residents alike, while also supporting biodiversity and sustainability. And, with modern work trends in mind, Campbell Park North will incorporate flexible workspace solutions that meet the needs of those hoping to work at home resulting in a strong sense of community, encouraging both residential and commercial growth. By facilitating a wide variety of housing options, the neighbourhood is designed to accommodate people at every stage of life, from families to students and those seeking later living options. The development will also integrate well with the wider Milton Keynes area, benefiting from excellent transport links while creating a self-sustaining neighbourhood.
