Future Place

Hind Street, Birkenhead for Ion Property Developments with BDP

The masterplan for a 26-hectare site in Wirral aligns with the emerging local plan and Birkenhead 2040 regeneration strategy, focusing on revitalising brownfield sites. It proposes 1,600 new homes (10 per cent affordable), with car and cycle parking, and complementary uses like shops, cafes, healthcare and offices. The plan includes high-quality public spaces, a new linear community park, a primary school, multistorey car park and a new village square, enhancing the area’s accessibility.

The Carpenters Estate Masterplan, London Borough of Newham for Populo Living with Proctor and Matthews, Metropolitan Workshop, Tibbalds, LDA Design, XCO2, make:good and Campbell Reith

The 1960s estate, with 710 homes, has endured decades of stalled redevelopment, but a resident-led masterplan now drives a £1.5 billion transformation across 11.3 hectares. The 12-year project will deliver 2,250 high-quality homes, including 50 per cent affordable and 313 refurbished to net-zero carbon standards, accommodating 7,000 people. Plans include 28,000 sq m of non-residential space for commercial, community and educational uses, plus 14,800 sq m of public open space.

Riverside Sunderland, Sunderland – Sunderland City Council

Riverside Sunderland will be a sustainable carbon neutral development created by zero-waste construction processes using MMC. Part of a masterplan that will double the resident population of Sunderland city centre from 2,500 to 5,000 and increase employment by 50%, when complete, 10,000 people will work at Riverside Sunderland. New leisure spaces include music venues such as the Auditorium and £80m Arena and a new digital library.

Heath Park Masterplan, Runcorn - SOG Group with EcoResponsive Environments

This project regenerates, diversifies and expands the 57-acre Heath Business and Technical Park in Runcorn. The masterplan includes 616 homes including affordable housing, offices, a conference centre, affordable artists’ studios and a Vertical Farm. The residential mix ranges from one-bed flats to five-bed houses, senior living accommodation and 20-bed extra-care facility.

Mayfield, Manchester Mayfield Partnership (U+I, Manchester City Council, Transport for Greater Manchester and LCR), Studio Egret West, Bennetts Associates, Morris + Co

Located adjacent to Manchester’s Piccadilly train station, at 24- acres and with a central, well-connected location, Mayfield is a significant urban regeneration opportunity. Yet, previous attempts to kickstart regeneration have stumbled. In 2016, the Mayfield Partnership (regeneration specialist U+I, Manchester City Council, Transport for Greater Manchester and LCR), was formed with a new brief to ensure the long dormant site reaches its potential.

Love Wolverton, Wolverton - TOWN

The Agora Centre, a 1970s shopping and leisure centre, will be replaced by a grid of residential streets with 115 homes, 8 new shop units and a community space. A community energy services company, Wolverton Community Energy, will run the on-site microgrid

Granton Waterfront, Edinburgh - City of Edinburgh Council with Collective Architecture

The proposal for Granton Waterfront includes 3,000 new homes, a new school, cultural facilities and a new 10-hectare flood-resilient coastal park that reconnecxts the waterfront with the city and existing communities

The Phoenix, Lewes – Human Nature Places with Adam Richards Architects, Al-Jawad Pike, Archio, Ash Sakula, Charles Holland, Human Nature, Material Cultures, Mae, Mole, Rabble, TDO, Periscope

Situated in the heart of Lewes, the Phoenix is a 7.9-hectare brownfield site that runs along the river Ouse. The neighbourhood will comprise of 700 new homes that will be constructed primarily in sustainable timber, some of which will come from Sussex woodlands, and provide the town with much-needed homes and jobs, community spaces, a river walk, flood defences and a health centre

Lancaster West Estate, Royal Borough of Kensington and Chelsea, for Lancaster West Neighbourhood Team, with Lancaster West Residents' Association

Following the Grenfell Tower Tragedy, Lancaster West Neighbourhood Team was set up to be an innovative new, hyper-localised neighbourhood management model, providing 21st century model housing services that have residents at their heart. In partnership with Lancaster West Residents’ Association and other key stakeholders, Lancaster West Neighbourhood Team set out to rebuild the community through collaboration, co-designing the services, and refurbishment of the estate itself.
