Place of the Year

Gascoigne West Phase 2, London Borough of Barking and Dagenham for Be First and London Borough of Barking and Dagenham with White Arkitekter and Wates Residential

West Phase 2 features 386 new homes and a 1,500 sq m playground, arranged into five apartment blocks (9 to 20 storeys) and three-storey townhouses surrounding three courtyards. Inspired by Scandinavian urban design, it emphasises equitable living, climate resilience, and wellbeing. The development includes 60 per cent affordable rent, larger family homes, and 10 per cent wheelchair-accessible units.

Kaolin Court, Lewisham - House of Tuesday, with Stolon Studio

Kaolin Court is a small ‘sociable’ housing development set around a shared garden. Balancing privacy with a space that encourages interaction, this place offers a scaleable solution to liveable housing at urban density.

Television Centre, White City - Stanhope, Mitsui Fudosan, AIMCo, BBC Studioworks with Allford Hall Monaghan Morris

Since opening in 2018, Television Centre has opened to the public while continuing to be a place of work, with the BBC still making programmes within the refurbished studios. The development’s external spaces have become the backdrop for some of the nation’s most-watched and loved television shows, including Strictly Come Dancing and Top Gear. Shows are now undertaken in the open-air, overlooked by residential apartments and watched by the general public.

2021 Place of the Year Winner

Gascoigne East Phase 2, London Borough of Barking & Dagenham, for London Borough of Barking & Dagenham and Be First, with White Arkitekter, Civic Engineers, Turkington Martin and Willmott Dixon

Phase II of the redevelopment of the Gascoigne neighbourhood consists of 434 apartments and four townhouses, at a cost of about £135m. With 62% of the housing designated as affordable or shared, the remaining 38% of homes are for private sale. The 46,500sqm project includes a 5,000sqm park co-designed with students from local Greatfields School, which sits in the heart of the neighbourhood.

Circus Street, Brighton – U+I (a Landsec company), Brighton & Hove City Council and the University of Brighton with shedkm

On the site of a derelict former municipal market, the partnership has delivered a new 2.4-acre mixed-use neighbourhood. The £130m development provides 450 student bedrooms, 142 new homes, 30,000 sq ft of office space, 10 independent shops, cafes and restaurants, a 14,000 sq ft dance space and two public squares
